What is a home inspection?
Here at FocusPoint Inspection Services, we are an Ohio licensed and fully insured inspection company. This means we are accountable to the Ohio Standards of Practice (Ohio Administrative Code 1307:17-1-17).
Our home inspections are thorough visual assessments of the readily accessible areas of a home. The key areas inspected include:
- Roofing system
- Exterior wall coverings
- Foundation and structure
- Attic, ventilation, and insulation
- Walkways, drives, and the surrounding grade

- Interior ie. walls, ceilings, floors, doors, windows, and cabinetry

If weather and structural conditions permit, we’ll walk the roof, attic, and crawl spaces during the inspection.

Wood Destroying Insects
What is a wood destroying insect inspection?
Wood destroying insects include termites, carpenter ants, carpenter bees, and powderpost beetles.
You’re probably most familiar with the problems termites can cause, and they are our primary concern. However, our inspections also include other wood-destroying species.
We are licensed in Ohio and guided by the Ohio Department of Agriculture. Inspections involve a careful assessment of accessible foundation, walls, ceiling, floors, attic, and any accessible wood materials.
By looking for current and previous signs as well as previous treatment, our report defines the presence, past presence, and risks of wood destroying infestations. Our detailed report is on form NPMA-33, as required by our license.
Radon Testing
What is radon? Why should I test for it?
Radon is an odorless gas that is commonly found in the basements or lower levels of many homes in Central Ohio. It originates from the breakdown of Uranium found within Ohio’s rich shale deposits. Radon enters the home through the foundation, crawl spaces, utility entry points, and sometimes well water.
Radon is the No. 1 cause of lung cancers in nonsmokers and can have other negative effects on health. The state of Ohio ranks as one of the worst states for radon exposure.
While radon “detectors” are widely available for the online consumer, the error rate for those devices often exceeds 100%. Radon professionals are trained to choose the right procedure for the situation (short-real estate, medium- to long-term testing) and perform highly sensitive and accurate tests using precisely calibrated equipment.

Pre-listing Inspection
What is a pre-listing inspection?
A pre-listing inspection is a home inspection conducted by the owner before listing the property for sale. Pre-listing inspections are an ideal way for sellers to prepare their home for listing.
You can have a professional home inspection to help identify and plan around any pre-existing issues that may impact the sale of your property. Additionally, talk with your listing agent to understand if a pre-inspection provides you marketing value.
Our pre-listing inspection service is designed to cover the major home systems and ensure a return on your value. Another option is to schedule a conventional inspection and obtain a full comparison of what a potential buyer would receive.
The pre-listing inspection includes:
Evaluation of the overall structure of the home: the roof, the foundation, and the exterior walls
Evaluation of the interior: floors, walls, ceilings, crawl spaces, and attics
Evaluation of the systems: heating, air conditioning, plumbing, electrical
